We have a range of different landlord packages designed to meet specific needs and requirements.

Basic – Rent Collection Scheme

Our basic package is for landlords who prefer to manage their own properties but need a hand advertising and filling their properties.

We will perform full credit checks and referencing for prospective tenants as well as preparing contracts and creating a full and detailed property inventory.

Premium – Rent Collection Scheme

Similar to the basic rent collection scheme our premium scheme has all of the benefits including help with any legal requirements that may be necessary against the tenant.

Guildhall will prepare and serve any notices required, liaise with the court and instruct solicitors. However, all legal and court costs remain the responsibility of the landlord.

Elite – Fully Managed Service

Our elite landlord package relieves you of many of the responsibilities of letting your property in Preston. As well as holding all of the benefits of our premium landlord package, Guildhall will undertake regular inspections of your property and ensure the property is kept to your desired keepings.

We will also help you manage maintenance and update you if maintenance is required to your property. We can manage the undertaking of the maintenance but will always ensure that you are consulted before any work. Only emergency repairs will be carried out without your prior permission if we are unable to contact you.

Ultimate – Guaranteed Income Scheme

Our Guaranteed income scheme is something that sets us apart from other letting agents in Preston. Our scheme has been designed to ensure you don’t have to worry about the management of your property.

Guildhall will manage your full property and guarantee you a monthly rental income, even if your property is vacant.

We will also meet any required legal costs should legal action be required to evict a tenant from the property.

We also guarantee* that any damage caused by the tenant whilst your property is within our guaranteed income scheme will be covered by Guildhall Sales & Lettings. ( * up to the value of one and a half months rent)

Once we accept your property onto our guaranteed income scheme you will be given a guaranteed start date of contract.

Application form to be completed by all adults moving into the property and emailed with supporting documents to info@guildhalllettings.co.uk

You will need to provide 3 months payslips, proof of any other income, and a copy of your passport.

Once we have received the forms back they will be reviewed, and providing we have everything we need to successfully process the application, you will be asked to put a holding deposit down equivalent to 1 weeks rent. This will secure the property for you for up to 28 days. Your tenancy must be in a position to begin by the end of the 28 day holding period.

The holding deposit is deducted from the balance due upon check in.
