Guildhall at its own expense, will extensively advertise your property at the agreed rental, and will ensure all viewings are accompanied. All prospective tenants will undergo credit and reference checks.
Guildhall will undertake regular inspections of your property and reports will be kept on file.
Guildhall will prepare a full and detailed inventory, with meter readings are taken and all utility companies notified. We will also take a comprehensive set of colour photographs.
Should a maintenance issue occur, no repairs (unless in an emergency) would be carried out, without permission from yourself. This gives you the opportunity of utilising your own contractors, or if required, Guildhall will arrange repairs for you, carried out by professional personnel, at no extra cost. A copy of the invoice would be forwarded to you, and the cost deducted from your next rental payment.
Should any legal action be necessary against the tenant, Guildhall will prepare and serve any notices required, liaise with the court and instruct solicitors. However all legal & court costs remain the responsibility of the landlord.
Our charges for the managed service, consists of a set up fee, which is payable each time a new let is agreed. In addition there is a monthly commission payable on all rents received.

Application form to be completed by all adults moving into the property and emailed with supporting documents to info@guildhalllettings.co.uk
You will need to provide 3 months payslips, proof of any other income, and a copy of your passport.
Once we have received the forms back they will be reviewed, and providing we have everything we need to successfully process the application, you will be asked to put a holding deposit down equivalent to 1 weeks rent. This will secure the property for you for up to 28 days. Your tenancy must be in a position to begin by the end of the 28 day holding period.
The holding deposit is deducted from the balance due upon check in.
